On the surface engineered hardwood floor is made to look and feel like hardwood flooring however its construction consists of a thin layer of real wood and the core being plywood.
Compared to traditional solid wood flooring, engineered hardwood costs less in material and labor. This is only the case if the wood is the same species.
Engineered hardwood is more tolerant than traditional hardwood flooring when it comes to moisture. However that doesn’t not mean it is waterproof or water resistant this is a natural product and can be damaged by moisture and humidity.
Resurfacing wood
Because of the veneer layer each engineered hardwood has we don’t recommend sanding or refinishing your engineered hardwood floor at all. In a urgent matter the floor can be sand and refinished maybe up to one time however your warranty will be subject to void. Another deciding factor is how thick the veneer layer is.Questions?

Species of wood/hardness
There are many different species of hardwood flooring. Some varying from hardness, character and textures
The Janka Test is a measure of the hardness of wood. The Janka Test was developed as a variation of the Brinell hardness test. The test measures the force required to push a steel ball with a diameter of 11.28 millimeters (0.444 inches) into the wood to a depth of half the ball’s diameter.
Installation methods
There are a few different methods of installation when it comes to engineered hardwood flooring. We prefer the glue-down method, where we use quality adhesive to secure the planks. We use a high-quality, sound-deadening glue that also provides a moisture barrier. Other methods of installation include floating, nailing, or stapling.
No subfloors are perfectly level. You may hear hollow sounds where your subfloor’s surface dips and ridges.
This does not affect the integrity or installation of the hardwood. Hollow sounds are normal and are not considered a product or installation defect. Sometimes the installer may need to raise or level certain parts of the subfloor, which will be discussed if the need arises.
Due to it being a natural product, all hardwood floors will fade, darken, or change shades over time. Exposure to sunlight will greatly accelerate this process.
Window treatments are recommended. Also, remember to rotate any area rugs and furniture regularly to allow floors to age evenly from UV exposure.

Demolition/disposal of old floor covering. Depending on the existing floor covering, this can be an expensive item; also, be sure to include the cost to dispose of the old floor covering.
